ABSTRACT
Since the housing market reform in the year of 1998, China’s housing market
has experienced an unexpectable development, and it tends to have close correlation
with consumption and macroeconomics. The impact of house prices on consumption
has been widely studied from both theoretical and empirical perspectives in the
western markets. But in China, the related researching only focuses on the empirical
study and not concentrated conclusions have been obtained. Currently, the Chinese
housing market is facing a new round of policies and regulations, causing an
increasing uncertainty for housing prices. It is both theoretical and practical
significance to analyze household consumption under housing market uncertainty.
Based on life-cycle consuming theories, this thesis establishes a theoretical
model to depict how housing prices influence household consuming decision. The
households are classified into two groups, namely, house owners and tenants. The
thesis analyzes the impact of housing prices on consumption by comparative static
method and dynamic methods based on the continual time variables and discrete
time variables respectively. The study finds that a pervasive expectation of price rise
refrains the non-housing consumption.
In the empirical analysis, the paper introduces dominant indicators like ratio of
rent to housing prices and average financial assets yield. The nation-wide quarterly
data from Q3 2002 to Q4 2010 was used. Using an error correction model, the study
testifies the conclusions drawn by the theoretical analysis.
